Geneva sits at the northern tip of Seneca Lake in Ontario County and carries a distinctive character shaped by its lakefront setting, historic architecture, and college-town energy from Hobart and William Smith Colleges. With a population of approximately 12,500, Geneva is smaller than the Rochester suburbs but offers a housing market with real depth, from grand lakefront estates along Routes 14 and 14A to modest worker cottages in the city’s residential neighborhoods and newer suburban development in the surrounding Town of Geneva.

Geneva’s housing stock is notably historic. A significant portion of the city’s homes date to the nineteenth and early twentieth centuries, with Greek Revival, Italianate, and Victorian styles represented throughout the downtown core and along South Main Street. These homes often feature original woodwork, high ceilings, decorative plaster, and architectural details that are increasingly rare and valuable.
